Thinking about buying rural land in Mohave County, AZ? Here is a plain guide to zoning, access, water, power and working with a local broker.
Why people look at land in Mohave County
Mohave County covers a lot of open country in northwest Arizona, from the Kingman area to Dolan Springs, Golden Valley, Yucca and beyond. Buyers come for space, quiet, dark skies and room for projects. Every parcel is different, though, so it pays to slow down and learn what a specific piece of land can and cannot do.
Start with what you want to do on the land
Write down your plans first: a weekend getaway, a full-time home, a small cabin, RV stays, animals, a shop, or simply holding land. Those plans decide which zoning, access and utility questions matter most to you.
Zoning and county rules
Zoning sets what you can build and how land can be used. Mohave County Development Services can tell you the zoning for a parcel and what permits apply. Ask about home placement, accessory buildings, RV use and setbacks before you buy, not after.
Legal and physical access
A road on a map is not always a road you can drive or a road you have a legal right to use. Check that the parcel has recorded legal access, and drive it yourself, ideally in different weather. Ask who maintains the road.
Water, power and septic
Many rural parcels have no utilities. Water may be hauled or come from a well, power may be solar, and wastewater needs a county-permitted septic system. Our off-grid basics post covers these in more detail.
Title, survey and CC&Rs
Get title insurance and read any recorded easements and CC&Rs (the rules that come with a subdivision). If boundaries matter to your plans, consider a survey.
